Legal: N 1/2 NW Lying W of RR EXC part in City, containing 26.74 acres more or less and beginning 600’E of SW corner of N 1/2 NW 1/4 Section 27 thence North to center of Indian Creek, following creek southwesterly to S line of N 1/2 NW 1/4 thence East on line to POB Beatrice NON-Descript (.24 acres) all in Section 27-T4N-R6E Gage County, NE containing 26.98/acres more or less.

 

Description: This tract has 8.0 acres cropland and the balance is trees and grass. Indian Creek runs from the SW corner to the NE corner. The FEMA report shows that most of the land is in the 100 year flood plain with a small amount in the 500 year flood plain and a small area in the NW corner out of the flood plain. You are advised to reach your own conclusion for different land uses on this tract of land. The property is located outside of the Beatrice City Limits. The Homestead Trail is located on the East boundary line.

 

Terms:  A 15% non-refundable down payment on sale date & buyer to sign a Purchase Agreement.  Land is not being sold subject to financing.  Seller will convey a marketable title to buyer by Warranty Deed evidenced by a policy of Title Insurance.  The Title Insurance policy premium and closing agent fees will be divided equally between the buyer and seller.  Any additional lender endorsement, or requirements to be paid by buyer.  2021 & all prior years taxes will be paid by the seller.  Buyer to pay 2022 and subsequent taxes.  Closing will take place on or before May 15, 2022.  Buyer agrees to accept property in its present  condition.  The property will be offered based upon the buyer’s personal inspection or investigation of the property.  Property is open to inspection.
