Description: This tract is being divided, so acres are estimated, however believed to be close. We are estimating that there will be 35 acres of cropland, leaving 20 acres of timber, creek and road. Terms:   A 15% non-refundable down payment on sale date & buyer to sign a Purchase Agreement.  Land is not being sold subject to financing.  Seller will convey a marketable title to buyer by Warranty Deed evidenced by a policy of Title Insurance.  The Title Insurance policy premium and closing agent fees will be divided equally between the buyer and seller.  Any additional lender endorsement, or requirements to be paid by buyer.  2021 & all prior years taxes will be paid by the seller.  Buyer to pay 2022 and subsequent taxes.  Closing will take place on or before May 15, 2022.  Buyer agrees to accept property in its present  condition.  The property will be offered based upon the buyer’s personal inspection or investigation of the property.  Property is open to inspection. Buyer will be given possession to farm property upon providing earnest money & signing purchase agreement. Contact agent for details.
