Location: From intersection of Adams/Filley blacktop and Pickrell blacktop (134th Rd. & Pickrell Rd.) 2 miles west or
from Pickrell 8 miles east.
Legal: Tract I: NE 1/4 excluding 4.98/acre tract and N 60 acres of N 1/2 SE 1/4 all in Section 24-T5N-R7E Gage Co., NE
containing 215.02 acres more or less.
Tract II: South 20 acres of the N 1/2 SE 1/4 and S 1/2 SE 1/4 in Section 24-T5N-R7E Gage Co., NE containing 100

Description: Tract I: 215.05 acres dry cropland that consist of 154.48 cropland, 10 native grass, 24.5 timbered habitat,
10.2 acres state filter strips, balance waterways and pond. State Filter Strip contract through the Lower
Big Blue NRD. Buyer to have possession upon closing.
Tract II: 100 acre tract along Pickrell blacktop. Tracts consists of 74.22 acres of cropland and 24 acres of
native grass with balance waterways and road. Buyer to have possession upon closing.

Terms: A 15% non-refundable down payment on sale date & buyer to sign a Purchase Agreement. Land is not being sold subject to financing. Seller will convey a marketable title to buyer by Warranty Deed evidenced by a policy of Title Insurance. The Title Insurance policy premium and closing agent fees will be divided equally between the buyer and seller. Any additional lender endorsement, or requirements to be paid by buyer. 2023 & all prior years taxes will be paid by the seller. Buyer to pay 2024 and subsequent taxes. Closing will take place on or before December 11, 2023. Buyer agrees to accept property in its present condition. The property will be offered based upon the buyer’s personal inspection or investigation of the property. Property is open to inspection. Please respect growing crops and harvesting.
