Location:  From Fairbury, west on US Hwy 136 6 miles to 562 Ave. then north 4 1/2 miles to SE corner of farm. From Gladstone, NE, 1 mile east to 562 Ave. then 3 1/2 miles to SE corner of farm. From Powell, NE, 1 mile to the SW.

                            

Legal:  NE 1/4 Section 22; Township 3 north; Range 1 east of the 6th P.M., Jefferson County, NE containing 160 acres more or less.

 

Description: This farm has 59.48 irrigated acres, 54.15 dryland, 15.36 CRP with balance Big Sandy Creek and   habitat. The farm has two pumping permits from Big Sandy. All irrigation equipment is property of farm operator and does not sell with farm. Buyer to have full possession for 2023 crop year. Access to SW corner of farm is by field road.

fees or penalties that may be assessed. Grass seeding to be

completed by buyer per contract & cost share.

 

Terms:  A 15% non-refundable down payment on sale date & buyer to sign a Purchase Agreement. Land is not being sold subject to financing. Seller will convey a marketable title to buyer by Warranty Deed evidenced by a policy of Title Insurance. The Title Insurance policy premium and closing agent fees will be divided equally between the buyer and seller. Any additional lender endorsement, or requirements to be paid by buyer. 2022 & all prior years taxes will be paid by the seller. Buyer to pay 2023 and subsequent taxes. Closing will take place on or before March 24, 2023. Buyer agrees to accept property in its present condition. The property will be offered based upon the buyer’s personal inspection or investigation of the property. Property is open to inspection. Buyer to receive full possession of farm property upon closing.
