Description:  For Sale is an all brick 1008 sq ft ranch house on 1.16 acres, 1 mile south and 1 ½ mile west of Plymouth, NE.  The home consists of a living room with wood burning fireplace, eat-in kitchen, two bedrooms, and a full bath.  The 2 car garage is attached with a laundry room.  The house will be sold in its present condition with no contingencies including but not limited to financing.  An easement on the driveway allows adjoining property to access their property.  The property includes a well with a submersible pump but is not connected to the house, and does not include a pressure system or electricity to the well.  A septic tank and laterals are in place but no warranty as of condition.  Air Conditioning is not working. Cove electric heat is in each room.  Approximately 75% of the basement is finished.  There is a family room and two other finished rooms with various uses.  There are no egress windows. 

 

The property has not been lived in for over a year.  The home shows some deferred maintenance and the well needs to be hooked up to the house.  Take a look at this all brick ranch home and see if it works for you. 

 

Viewing of the home is scheduled for Thursday, August 5, 2021, from 5pm to 7pm and Saturday, August 7, 2021, from 9am to 12 noon or by appointment.

 

Registration: Online bidders need to register to be eligible to bid.  All bidders must fill out attached ONLINE BID APPLICATION that is part of the registration process. Bidder will be notified of approval to bid by the email that is provided on the Registration form.  Dead line for bid approval is 12:00 noon August 10, 2021.  By completing the On-Line Bid Form, the bidders agree that they will follow the Terms and Conditions of the sale, as set forth by Homestead Land Company, Inc. and Hi-Bid Auctions. Online bidders must also be registered through Hi-Bid Auctions.

 

On-Line Bidding: On-Line bidding to begin July 26, 2021, at 9:00AM. Minimum bidding increments are $0 to $50,000 is $50,000; $50,001 to $100,000 is $500 and $100,001 and above is $250.  A bidder may bid any amount that exceeds the minimum increment bids. A bidder may set a MAXBID by calling Homestead Land Company. By bidding on-line the buyers agree to accept all terms and conditions of Homestead Land Company and Hi-Bid Auctions. All final bids are subject to the Seller’s approval.  For on-line bidders only, the bidding will begin to close at 4:00 PM on August 12, 2021.  The on-line auction uses a soft close, meaning that if bidding is active at 4:00 PM, than the bid time will extend for 3 minutes upon each bid, until bidding stops. The auctioneer’s decision as to the end of the sale and the winning bidder is final.  Homestead Land Company or the Seller cannot be responsible for malfunctions of cell phones or the internet.

The property is sold “as is” without any contingencies whatsoever. Bidders are encouraged and expected to make their own investigations as to the condition of the property.  All information about the property has been gathered from sources deemed to be reliable but is not guaranteed.  The property is available for inspection prior to the auction and any bidder is solely responsible for personally inspecting the property and verifying any information provided here or elsewhere.  The Property Description and Listing are subject to change, correction, update, or cancellation at any time, without notice. 

 

The property is not sold subject to financing. Have your financing lined up prior to bidding.  The Purchase Agreement will state that this is a cash sale, so at closing you are expected to bring a cashier’s check for balance due.  There will be no contingencies on the Purchase Agreement, including but not limited to, financing, inspections, or repairs. The Seller agrees to pay for ½ of the Title Insurance, and ½ of the escrow closing fee. All other closing fees will be paid by the buyer. Real Estate Taxes will be prorated to the date of closing. The Winning Bidder is required to have a 20%, nonrefundable earnest money check at the time of signing the Purchase Agreement which will be the day of the auction. The earnest money shall be payable to Homestead Land Company, Inc., and will be placed in our Escrow Account. If the signing of documents or receipt of earnest money is not completed in 5 days, whatever legal remedies are allowed will be pursued.   The Winning Bidder will be provided a clean title at time of closing, subject to any easements or restrictions of record.    

 

Closing:  The Winning Bidder shall close the transaction as per the terms of the sale as stated in the Purchase Agreement unless other terms have been agreed to.  Buyers agree to sign a Lead Base Paint Disclosure and a Property Disclose Form.  

 

Agency: Homestead Land Company, Inc. and all of its agents are representing and are acting as seller’s agents.  An Agency Disclosure will be required to be signed with the Purchase Agreement.
