Terms:   A 15% non-refundable down payment on sale date & Buyer to sign a Purchase Agreement.  Land is not being sold subject to financing.  Seller will convey marketable title to Buyer by Warranty Deed evidenced by a policy of Title Insurance.  The Title Insurance policy premium and closing agent fees will be divided equally between the Buyer and Seller.  Any additional Lender endorsement or requirements to be paid by Buyer.  2016 & all prior years taxes will be paid by Seller.  Buyer to pay all 2017 and all subsequent taxes.  Closing will take place on or before April 24, 2017. Buyer to receive possession upon writing earnest money check.  If for any reason closing does not take place the down payment will be retained as rent.  Buyer agrees to accept property in its present condition.  The property will be offered based upon the Buyer’s personal inspection or investigation of the property.
