Location: From Hwy 15 and the stateline, 1 mile south to 29th Rd, 4 miles west to Gypsum Rd, and 1 mile north to

Legal: All of Section 32-T1N-R2E Jefferson County, NE containing 641.66 acres +/- and the
NE 1/4 Section 5-T1S-R2E Washington County, KS containing 145 acres +/-
Description: This large pasture will be sold in 2 tracts.
Tract 1: Consists of 310.7 surveyed acres in the W 1/2 of Section 30-1-2. Tract 1 contains 16.67 CRP Acres and 17.6 crop acres with the balance being grass. The well is by the building site on the north road. Fences are in fair condition.
Tract 2: Consists of 330.962 survey acres in E 1/2 of Section 30-1-2 and approximately 145 acres in the NE 1/4 of Sec 5-1-2 in Washington County, KS. Tract 2 contains 26.19 CRP Acres and 38.72 crop acres with the balance being grass. Tract 2 contains land in both Nebraska and Kansas and there is no fence on the stateline. Tract 2 has a creek, a small pond, and an undeveloped well. Fences are in fair condition.
